Real estate agents often use a number of tactics to sweeten a deal: waiving inspection fees, cutting closing costs, and on one Florida home for sale, offering a Rolls-Royce for the buyer.

The person who buys this Boca Raton home will not only walk away with a luxe, waterfront mansion but a special edition Rolls-Royce Phantom — one of just 25 made.

Listing agent Senada Adzem Bernard of Douglas Elliman was sitting down with the seller when she asked him what he planned on doing with the Rolls in the garage.

“It’s such a gorgeous car, and I was admiring it,” she said. “He said he was thinking about selling it but wasn’t too emotionally attached to it. So I asked him, would you be willing to include the Rolls [in the home sale]?”

The owner took a few days to consider Bernard’s suggestion. In the end, he agreed to let go of the car, telling Bernard: “I trust you; you know what you’re doing.”

While the Rolls-Royce is a fantastic incentive for the future homeowner, Bernard says it’s not what will sell the home.

“Of course they love the idea of the car, but to be honest, when they come in, they’re coming in to look at the home, and they just love the house as is,” she explained. “What it did do was increase the publicity around the property.”

The property itself is spectacular. Bernard describes the manse as a “yachter’s dream,” with deep-ocean access and room for “three boats, including a 130-foot super-yacht, and a 75-foot mega-yacht.” The home has 16,200 square feet of living space, and the guest quarters add an additional 7,700 square feet of space.

A monthly payment on the home would be an estimated $51,198, assuming a 20 percent down payment on a 30-year mortgage and calculated with the Zillow mortgage calculator.
